Deadline to Protest Property Tax Appraisal - JUNE 1st

You have until June 1st to protest your Property Tax Appraisal.

We are paying tax on $167K and our appraisals are coming in at $130.  Save yourself some money and protest.

Sorry Cypher, but I think I'm going to try to keep my property value inflated.  I'm looking forward to getting my money out of this house in a few years.

Oh, this reminds me, someone at work was surprised to find out they qualify for Mortgage Relief assistance (part of the relief package).  He said they're potentially dropping his interest rate to like 2% for 5 years and interest only payments or something like that with no penalties.  I wasn't eligible, but maybe some here can benefit from Mr. O's handouts.

Fred, your property value for tax purposes has NOTHING to do with what you can sell the house for.  Realtors don't even look at it, protest and save yourself some money.  I have the same floor plan as a neighbor but with more upgrades.  We both moved in the same year and while they have never protested while I have every year.  They are being tax valued at 30K more than I am.  No thanks, I will keep my money...

Go to the Collin County Appraisal website and download the form.

I have taken it in and told them I couldn't wait.  They will just stamp it and send you a letter, or you can mail it.

Its GREAT for tax reasons.  The buyer's agent, however *may* attempt to use it against you. 

"Appraisals" are not scientific algorithms.  Its kinda funny actually how it all works:  Whether the house is inflated and overpriced or shady-deal underpriced, appraisers somehow manage to always match the amount of the bank loan!

Unless you're a tax appraiser.  Because they cannot increase the tax rate, they artificially increase the price of your home so you end up paying more (taxes) on it.

Its a great county-level scam we had to fight every year, because they have the advantage.

Cypher had an appraisal done as part of an attempted refi.

A good thing to pull for your dispute is recent sold homes and those on the market in your neighborhood.  I do that every year to attach to my dispute...

Found this site with recent sales data.  But you can't trust the square footage.  You'll have to cross reference to the Collin CAD site: http://www.domania.com/Resources/RecentSales/default.aspx

PS. Here's some data I pulled together for my protest.  My home is 2709 sq ft so I've filtered down to just properties in this size range.
