Nice to see our dues hard at work  >:(

The end with the swings is so loose and shaky, it could easily be pushed down.  The pitiful excuse of a baby swing... 1, the latch is broken and 2, leg holes and a chain across the back? That is supposed to hold a baby/toddler in there? Seriously?!

I don't think I have another Dawn fight in me.

Someone should contact the management company (I can't as I'm just a lowly renter and not a member). Besides the aesthetics, there is a potential safety issue here, read, potential litigation. Not that anyone would sue the association for a bazillion dollars or anything.

Even if it's just to cover your butts, you've made an attempt to get it fixed. Probably should be in writing, maybe even certified mail.

When we move here in 2003, the park was much nicer.  It's amazing what 7 years of neglect will do to a play structure.  I doubt anything will be done by Essex but I hear Dawn will be in the area today looking at other eye sores.

at the VERY least the damaged equipment should be taken down to avoid the potential of any injury, assuming it's that bad.

Does the HOA ever have a meeting? That would be a good place to bring this up as it would be incorporated into the minutes.

I assume the HOA has liability insurance. If so, bypassing the management company by going directly to the insurer might be a way to pressure management to do something about the problem as the insurer would not want to pay any claim.

I may be over-killing here but stranger things have happened in this litigious day and age.

So why are you members putting up with it? If Essex is bad, fire their ass. Our HOA in Allen was sh*t warmed over so we fired them and became self managed.

Granted, you may have a problem because there are so many unsold lots, but is anyone on top of this?
 
Again, I'm just a renter so I have no rights but I have a lot of experience living in HOAs in Texas the last 30 years. Who among the residents is in charge?

To my knowledge, no resident sits on the Board of Directors.  Lots owned by members constitute 1 vote (Class A) per.  The declarant is granted 5 votes per lot (Class B) until the Class B Control Period is up, then they flip to Class A as well.  That is 10 years from 1st lot transfer (should be 2012, I believe).  The Board has the right to hire/fire the mgmt company, and make any amendments to the CCRs they see fit, no vote is required during the Class B Control Period.

This is how I read it....    and I could be wrong.

I did complain at the HOA meeting earlier this year.  No funds is basically what I was told.  They said if people would pay their HOA dues on time, they wouldnt need to spend the extra $ going after the ones who didnt.

People probably don't want to pay their dues because the HOA doesn't keep up with anything.

No money?  Wait, didn't they buy a bunch of blue and orange wrist bands for the pool, 5+ rounds of shock for the pool to deal with "foreign" bodies floating in it, several sets of patio / pool furniture and a door man for the pool. 

Seems our budget was blown early in the year....

Anyone have a recent schedule of the HOA's PNL as it pertains to Oak Hollow?  Know where we can get one?  I want to see a stack of receipts, cancelled checks and other logs as it pertains to appropriation of our dues....  Nearly $200 a home should be more than enough to take proper care of the community's public areas.....

Because of all those "shock" treatments and having to replace furniture we are under funds.  As I was saying in my earlier post, not everyone is paying their dues, so we aren't really getting $200 a house.  They handed out financial numbers and such at the meeting.  You might be able to check the website for the handout
