Does anyone know the actual totals of lots in Oak Hollow? At last night's meeting it was stated that there are 543 home owners, but also 189 vacant lots. So are there 732 lots total? Or are there 543 lots total. I am curious about this I want to know what would constitute 75% capacity. There are many complaints on this forum regarding Essex Management and home owners asking if we can get rid of them. The answer is no because they are the pick of the board appointed by the declarant which owns 189 lots and holds complete control over hoa voting power. For those who may not have read the CC&R (I had read previously but did so more throughly this morning after last night's meeting), the declarant essentially holds complete power until 75% capacity is reached, or 10 years after the hoa corporation was formed which would be 2012. If I have misstated this this in any way and someone would like to correct the information would be interesting.
A side note to those at the meeting last night. I was loud and apparently some felt obnoxious. If I offended any home owner please accept my apology as that was not my intent. I really have no problem with the idea of having an hoa. My problem is with the fact that the home owners appear to have no say in how this community is governed. Therefore we really do not have an hoa. We have a corporation which is acting in its own interests without regard to home owner positions. Further the management agents in several cases last night showed their complete disregard for the concerns of the home owners. They made it abundantly clear that they would do as they like and that we have zero recourse as long as they maintain controlling interest. I find this frustrating to say the least. My desire is to reach the point where the home owners control their own destiny regarding the community and can engage in self governance of our choice rather than that of a corporation whose major concern their own bottom line. Regardless of how I feel about any issue I will defer to the majority as I am just one home owner, but this is not really a case of majority rule at this time.
