HOA Fees

We pay HOA Fees, but have yet to speak to anyone who has any knowledge about what we are paying for. I went to the company and they said, we wont have control or any votes until all the lots are full and they turn it over to the people living here. So we are given a web sight to contact someone. My husband has tried to get anyone to answer him and we still wait. Our lots are dangerous with trash and construction leftovers. Some of the manholes do not have covers. I worry because my children play in the yard and the lot next to us. We try to pick up the broken plastic and wood with nails but there are still allot more laying around.  What do I do? Who do I complain too? I think I liked it better living in an area without HOA Fees, at least I wasn't paying to look at a junkyard. ??? ??? :P :P

You  need to talk to the builder about the trash being left about.  NOT the sales guy at the office but the building superintendant.  you will probably have to call corporate and complain.

don't know the specifics for Pecan Grove, but HOA fees cover the cost to maintain and insure the common areas including the pool.  It covers the cost of the management company that collects the dues and a few other administrative fees.  HOA's are good and bad.  It will be a while before the homeowners have much say, but you can contact the lovely Pam Avlos if you have any major complaints, I believe she is your property manager.

Well in regards to trash and such yes yo have to just wear out your property manager.But if there are covers off of the utilities this is the responsibility of the company which in your case is GCEC I will get you a phone  Number today and trust me they want those fixed quick as they would be liable for anyone getting hurt.

Yes, she is a B, the Mr. has tried and tried again to contact her. She wont return his e-mails. Thanks for all the info, looks like I will be the B in this neighborhood. ;D ;D ;D ;D ;D

Email Chris Munch at Lonestar.  She is a big honcho over there.  Tell her that Pam is not responding to homeowner requests.  that should be a lot of fun!

You will have a hard time with Chris Munch. You will also find that if you do not know your HOA by laws and covenants you will not have the ammunition to get things done. Don't take Lone Star on their word, find out for yourself before you talk to them. You do have a vote, the developer is the board of directors, you are still the membership. You have paid your money. You still have a voice, just not the opportunity to make guidelines and control the board.You do not live in an apartment complex you are members of your owners association and Lone Star works for you. DON'T LET THEM BULLY YOU. If enough people let the developer know they are unhappy (petition) with Lone Star the developer will take action. It's all about money and Lone Star makes a lot of money by making problems go away for the developer.
