Description

The Falls Medical and Professional Park is conveniently located on Anna-Weston Road FM-455 and at Victoria Falls intersection. The campus will consist of pads for sale and two 12,500 sq ft. single story Class A medical buildings. The Van Alstyne, Anna, and Melissa communities total 5,000 students within the ISD. Currently the traffic which passes the site is 11,000 vehicles a day and is expected to increase to 21,000 by 2011. TDOT will be widening the road to accommodate 31,000 cars per day.

Located on the north side of FM-455, ½ mile from Central Expressway/Hwy 75 going east, just before the Brookshires Shopping Center. High visibility, easy access with turning lane to be installed, good parking and covered patient drop-off

Of course, when the guy built the strip center at Tara Farms he was all big talk about how he was talking to a doctor and a dentist who wanted to move in - now the site is being sold as vacant space.

Apparently the tenants fell through.

Maybe they should chill out on building stuff until occupation rates climb a bit.

By the way, how do they come up with these forecast numbers?

Seems quite unrealistic unless they plan to start a home building boon in the area (no evidence yet based on building permits) or plan to close other roads

Also, does anybody have any details of when the FM 455 "road widening"  and when it is planned to start and complete?

Tons of neat little factoids are often revealed at City Council meetings, up to and including how numbers like this are derived. 

Admittedly, some are more interesting than others.
